These Terms & Conditions (“Terms”) govern the relationship between Leif Group (“Leif,” “we,” “us,” “our”) and any client (“you,” “your,” “Client”) engaging Leif for design, build, or interior services in Dubai, United Arab Emirates. By engaging our services, requesting a quote, or signing a proposal with Leif, you agree to these Terms.
1. Scope of Services
Leif provides design and build services including, but not limited to, interior design, architectural concept development, construction management, furnishing, and turnkey project delivery. The specific scope of work for each project will be set out in a separate proposal, quote, or signed agreement (“Project Agreement”), which takes precedence over these general Terms where the two conflict.
2. Quotes and Estimates
All quotes provided by Leif are estimates based on the information and requirements available at the time and are valid for 30 days from the date issued, unless stated otherwise. Final project costs may vary from the initial estimate due to site conditions, material availability, design changes requested by the Client, or regulatory requirements discovered during the project. Any material change to scope, materials, or design after approval will be documented as a variation and quoted separately before proceeding.
3. Payment Terms
Payment schedules are set out in the Project Agreement and are typically structured as milestone-based payments (e.g., deposit, design approval, construction phases, handover). A 50% non-refundable deposit is required to commence design work, unless otherwise agreed in writing. Invoices are payable within 14 days of issue. Late payments may result in a pause of works until payment is received, and may incur a late payment charge of 2% per month. All prices are quoted in AED unless stated otherwise and are exclusive of VAT unless explicitly stated as inclusive.
4. Variations and Change Requests
Any changes to the agreed scope, design, or specification requested by the Client after sign-off must be submitted in writing. Leif will provide a revised cost and timeline estimate for the variation, which must be approved by the Client before work proceeds.
5. Timelines
Project timelines provided by Leif are estimates based on the agreed scope and standard conditions. Timelines may be affected by factors outside Leif’s control, including but not limited to permit and approval processing times (Dubai Municipality, DDA, Trakhees, or community authorities), supplier lead times, weather, and Client-requested changes. Leif will communicate any material delays as soon as they are known.
6. Intellectual Property in Designs
All concept designs, drawings, renders, and specifications produced by Leif remain the intellectual property of Leif until full payment for the relevant design phase has been received. Upon full payment, the Client is granted a license to use the finalized designs for the purpose of the commissioned project only. Leif reserves the right to showcase completed projects, including photography and design work, in its portfolio, website, and marketing materials, unless the Client requests confidentiality in writing. Designs, concepts, or drawings may not be reproduced, reused for another project, or shared with a third-party contractor without Leif’s prior written consent.
7. Client Responsibilities
The Client agrees to provide timely access to the project site, respond to approval requests within a reasonable timeframe, and provide accurate information relevant to the project, including permit-related documentation and site ownership or authorization details. Delays caused by the Client may affect the project timeline and cost.
8. Permits and Approvals
Where a project requires permits or approvals from Dubai Municipality, DDA, Trakhees, or a community or owners’ association, Leif will assist in preparing and submitting the required documentation. Final approval timelines are determined by the relevant authority and are outside Leif’s control.
9. Warranties
Leif warrants that construction and installation work will be carried out in accordance with the agreed specifications and applicable UAE building standards. Warranty periods for specific works (structural, MEP, finishes, furnishings) will be set out in the Project Agreement. This warranty does not cover damage resulting from misuse, normal wear and tear, or unauthorized modifications made after handover.
10. Limitation of Liability
To the extent permitted by UAE law, Leif’s liability for any claim arising from a project is limited to the value of the fees paid by the Client for the relevant service. Leif is not liable for indirect or consequential losses.
11. Cancellation
Either party may terminate a Project Agreement in accordance with the cancellation terms set out in that agreement. Where the Client cancels a project after work has commenced, the Client remains liable for all costs incurred and work completed up to the date of cancellation, including any non-refundable deposit.
12. Governing Law and Jurisdiction
These Terms are governed by the laws of the United Arab Emirates and the applicable regulations of the Emirate of Dubai. Any disputes arising from these Terms or a Project Agreement will be subject to the exclusive jurisdiction of the courts of Dubai.
